{"id":119,"date":"2020-12-12T10:25:03","date_gmt":"2020-12-12T09:25:03","guid":{"rendered":"http:\/\/www.svjrasin.cz\/?page_id=119"},"modified":"2021-01-18T21:04:26","modified_gmt":"2021-01-18T20:04:26","slug":"domovni-rad","status":"publish","type":"page","link":"https:\/\/www.svjrasin.cz\/index.php\/domovni-rad\/","title":{"rendered":"Domovn\u00ed \u0159\u00e1d"},"content":{"rendered":"\n<p><a href=\"https:\/\/drive.google.com\/file\/d\/1uU6bOH15mt32QyDwlcMbDci07uStnT7u\/view?usp=sharing\" data-type=\"URL\" data-id=\"https:\/\/drive.google.com\/file\/d\/1uU6bOH15mt32QyDwlcMbDci07uStnT7u\/view?usp=sharing\">Aktu\u00e1ln\u00ed domovn\u00ed \u0159\u00e1d <\/a><br><\/p>\n\n\n\n<p class=\"has-normal-font-size\"><strong>Domovn\u00ed \u0159\u00e1d<\/strong><br>Spole\u010denstv\u00ed vlastn\u00edk\u016f jednotek (d\u00e1le SVJ) Ra\u0161\u00edn v P\u00edsku<br>\u010cl. 1<br>\u00davodn\u00ed ustanoven\u00ed<br>Domovn\u00ed \u0159\u00e1d upravuje podm\u00ednky a zp\u016fsob u\u017e\u00edv\u00e1n\u00ed byt\u016f a spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu, p\u0159i\u010dem\u017e z\u00e1kladn\u00ed \u00faprava<br>vz\u00e1jemn\u00fdch pr\u00e1v a povinnost\u00ed mezi vlastn\u00edky a n\u00e1jemn\u00edky je v t\u00e9to oblasti stanovena ob\u010dansk\u00fdm z\u00e1kon\u00edkem a<br>stanovami SVJ Ra\u0161\u00edn v P\u00edsku, Bud\u011bjovick\u00e9 p\u0159edm\u011bst\u00ed \u010dp 1619 a\u017e 1621.<br>\u010cl. 2<br>Z\u00e1kladn\u00ed pojmy<br>1) Bytem a p\u0159\u00edslu\u0161enstv\u00edm k bytu se rozum\u00ed m\u00edstnost nebo soubor m\u00edstnost\u00ed v\u010detn\u011b sklepn\u00edch k\u00f3j\u00ed, kter\u00e9 jsou<br>definov\u00e1ny v prohl\u00e1\u0161en\u00ed vlastn\u00edka z roku 2003.<br>2) Spole\u010dn\u00fdmi \u010d\u00e1stmi domu jsou \u010d\u00e1sti ur\u010den\u00e9 pro spole\u010dn\u00e9 u\u017e\u00edv\u00e1n\u00ed, zejm\u00e9na z\u00e1klady, st\u0159echa, p\u016fda, hlavn\u00ed<br>svisl\u00e9 a vodorovn\u00e9 konstrukce, vchody, okna, schodi\u0161t\u011b, chodby, su\u0161\u00e1rny, pr\u00e1delny kol\u00e1rny, ko\u010d\u00e1rk\u00e1rny,<br>rozvody \u2013 topen\u00ed, tepl\u00e9 a studen\u00e9 vody, kanalizace, elekt\u0159iny, kom\u00edny, vzduchotechnika, spole\u010dn\u00e9 ant\u00e9ny,<br>kancel\u00e1\u0159 a sklad SVJ, m\u00edstnost rozvodu tepla. Samostatnou spole\u010dnou \u010d\u00e1st\u00ed je cel\u00e1 plocha dvora a<br>p\u0159edzahr\u00e1dek v\u010detn\u011b op\u011brn\u00fdch z\u00eddek.<br>\u010cl. 3<br>Pr\u00e1va a povinnosti z vlastnictv\u00ed\/n\u00e1jmu bytu<br>1) Vlastn\u00edci jednotek\/n\u00e1jemci a n\u00e1v\u0161t\u011bvn\u00edci jsou povinni p\u0159i v\u00fdkonu sv\u00fdch pr\u00e1v db\u00e1t, aby v dom\u011b bylo<br>vytvo\u0159eno prost\u0159ed\u00ed, zaji\u0161\u0165uj\u00edc\u00ed ostatn\u00edm vlastn\u00edk\u016fm jednotek\/n\u00e1jemc\u016fm v\u00fdkon jejich pr\u00e1v. V\u00fdkon pr\u00e1v a<br>povinnost\u00ed vypl\u00fdvaj\u00edc\u00edch z vlastnick\u00e9ho\/n\u00e1jemn\u00edho vztahu nesm\u00ed bez pr\u00e1vn\u00edho d\u016fvodu zasahovat do pr\u00e1v a<br>opr\u00e1vn\u011bn\u00fdch z\u00e1jm\u016f jin\u00fdch osob a nesm\u00ed b\u00fdt v rozporu s dobr\u00fdmi mravy.<br>2) Vlastn\u00edk jednotky\/n\u00e1jemce je povinen po p\u0159edchoz\u00edm ozn\u00e1men\u00ed v\u00fdborem SVJ umo\u017enit vstup do bytu za<br>\u00fa\u010delem zji\u0161t\u011bn\u00ed technick\u00e9ho stavu a proveden\u00ed ode\u010dtu, kontroly, p\u0159\u00edp. v\u00fdm\u011bny m\u011b\u0159idel tepla, tepl\u00e9 a studen\u00e9<br>vody. Pov\u011b\u0159en\u00fd \u010dlen v\u00fdboru SVJ je opr\u00e1vn\u011bn k vstupu do bytu vlastn\u00edka \/n\u00e1jemce pro kontrolu technick\u00e9ho<br>stavu bytu a k posouzen\u00ed pr\u016fb\u011bhu rekonstruk\u010dn\u00edch prac\u00ed v byt\u011b. V mimo\u0159\u00e1dn\u00fdch p\u0159\u00edpadech (hav\u00e1rie, ohro\u017een\u00ed<br>\u017eivota a zdrav\u00ed osob, bezprost\u0159edn\u011b hroz\u00edc\u00ed \u0161koda na majetku) bude zaji\u0161t\u011bno zp\u0159\u00edstupn\u011bn\u00ed bytu polici\u00ed i bez<br>souhlasu vlastn\u00edka jednotky\/n\u00e1jemce.<br>\u010cl. 4<br>Dr\u017een\u00ed dom\u00e1c\u00edch zv\u00ed\u0159at<br>1) Vlastn\u00edk jednotky\/n\u00e1jemce bytu nese plnou odpov\u011bdnost za dom\u00e1c\u00ed zv\u00ed\u0159ata, kter\u00e1 jsou v byt\u011b dr\u017eena (psi,<br>ko\u010dky, mor\u010data apod.). Je sou\u010dasn\u011b povinen db\u00e1t, aby nedoch\u00e1zelo k ru\u0161en\u00ed u\u017e\u00edvac\u00edho pr\u00e1va ostatn\u00edch<br>obyvatel domu a byla dodr\u017eov\u00e1na \u010distota v dom\u011b.<br>\u010cl. 5<br>U\u017e\u00edv\u00e1n\u00ed spole\u010dn\u00fdch \u010d\u00e1st\u00ed (prostor a za\u0159\u00edzen\u00ed) domu<br>1) Spole\u010dn\u00e9 \u010d\u00e1sti domu se u\u017e\u00edvaj\u00ed jen k \u00fa\u010del\u016fm odpov\u00eddaj\u00edc\u00edm jejich povaze a ur\u010den\u00ed tak, aby nedoch\u00e1zelo k<br>omezen\u00ed pr\u00e1v ostatn\u00edch vlastn\u00edk\u016f jednotek\/n\u00e1jemc\u016f v dom\u011b. Vlastn\u00edci jednotek\/n\u00e1jemci jsou povinni na v\u00fdzvu<br>v\u00fdboru SVJ odstranit ze spole\u010dn\u00fdch prostor p\u0159edm\u011bty, kter\u00e9 jsou v nich um\u00edst\u011bny v rozporu s protipo\u017e\u00e1rn\u00edmi<br>p\u0159edpisy nebo v rozporu s \u00fa\u010delem u\u017e\u00edv\u00e1n\u00ed p\u0159edm\u011btn\u00fdch prostor domu.<br>2) Spole\u010dn\u00e9 prostory domu maj\u00ed pr\u00e1vo u\u017e\u00edvat v\u0161ichni vlastn\u00edci jednotek i u\u017eivatel\u00e9 byt\u016f. Rovn\u011b\u017e tak v\u0161ichni<br>vlastn\u00edci jednotek v dom\u011b maj\u00ed povinnost pod\u00edlet se na \u00fadr\u017eb\u011b a oprav\u00e1ch spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu dle v\u00fd\u0161e<br>sv\u00fdch vlastnick\u00fdch pod\u00edl\u016f. Do skladu SVJ, do kancel\u00e1\u0159e SVJ, do m\u00edstnosti rozvodu tepla a na p\u016fdu maj\u00ed vstup<br>jen \u010dlenov\u00e9 v\u00fdboru SVJ.<br>3) K hlavn\u00edm uz\u00e1v\u011br\u016fm vody, kanaliza\u010dn\u00edm \u010distic\u00edm prostor\u016fm, k hasebn\u00ed technice, k elektrick\u00fdm<br>rozvad\u011b\u010d\u016fm, k uzav\u00edrac\u00edm ventil\u016fm vodovodn\u00edho rozvodu a topen\u00ed a jin\u00fdm podobn\u00fdm za\u0159\u00edzen\u00edm ve spole\u010dn\u00fdch<br>prostorech domu mus\u00ed b\u00fdt zaji\u0161t\u011bn voln\u00fd p\u0159\u00edstup. Jsou-li tato za\u0159\u00edzen\u00ed v m\u00edstnostech v u\u017e\u00edv\u00e1n\u00ed n\u011bkter\u00e9ho<br>vlastn\u00edka jednotky, mus\u00ed b\u00fdt zaji\u0161t\u011bn p\u0159\u00edstup odpov\u011bdn\u00e9 osoby \u2013 ur\u010den\u00e9ho \u010dlena v\u00fdboru SVJ ulo\u017een\u00edm kl\u00ed\u010de u<br>p\u0159edsedy v\u00fdboru SVJ v zalepen\u00e9 ob\u00e1lce.<br>4) Byty, spole\u010dn\u00e9 a nebytov\u00e9 prostory nesm\u011bj\u00ed b\u00fdt u\u017e\u00edv\u00e1ny v rozporu se stanovami SVJ,<br>p\u0159\u00edpadn\u011b ustanoven\u00edm n\u00e1jemn\u00ed smlouvy.<br>5) Su\u0161\u00e1rny na pr\u00e1dlo se u\u017e\u00edvaj\u00ed podle po\u0159ad\u00ed stanoven\u00e9ho vz\u00e1jemnou dohodou vlastn\u00edk\u016f jednotek\/n\u00e1jemn\u00edk\u016f.<br>Po pou\u017eit\u00ed su\u0161\u00e1rny pou\u017eit\u00ed su\u0161\u00e1rny u\u017eivatel tuto m\u00edstnost \u0159\u00e1dn\u011b uklid\u00ed a vy\u010dist\u00ed. Pro vyu\u017e\u00edv\u00e1n\u00ed su\u0161\u00e1rny m\u016f\u017ee<br>v\u00fdbor sestavit po\u0159adn\u00edk.<br>6) Vlastn\u00edci jednotek\/n\u00e1jemci jsou povinni zejm\u00e9na zabezpe\u010dit, aby v dom\u011b nebyly ukl\u00e1d\u00e1ny l\u00e1tky snadno<br>vzn\u011btliv\u00e9 \u010di jinak nebezpe\u010dn\u00e9 a nebylo u\u017e\u00edv\u00e1no otev\u0159en\u00e9ho ohn\u011b a zabezpe\u010dit, aby v\u011bci ulo\u017een\u00e9 ve sklepech<br>nebyly zdrojem \u0161\u00ed\u0159en\u00ed z\u00e1pachu, hmyzu a hlodavc\u016f.<br>7) Na z\u00e1klad\u011b \u017e\u00e1dosti vlastn\u00edka m\u016f\u017ee v\u00fdbor SVJ povolit dlouhodob\u00e9 vy\u017e\u00edv\u00e1n\u00ed sklepn\u00edch nebo p\u0159\u00edzemn\u00edch<br>spole\u010dn\u00fdch prostor. Za toto pou\u017e\u00edv\u00e1n\u00ed hrad\u00ed vlastn\u00edk p\u0159\u00edsp\u011bvek ve v\u00fd\u0161i stanoven\u00e9 shrom\u00e1\u017ed\u011bn\u00edm vlastn\u00edk\u016f.<br>8) P\u0159i malov\u00e1n\u00ed bytu m\u016f\u017ee vlastn\u00edk\/n\u00e1jemce slo\u017eit po dobu maxim\u00e1ln\u011b 10 dn\u00ed do spole\u010dn\u00fdch prostor za\u0159\u00edzen\u00ed<br>bytu.<br>9) Podm\u00ednky del\u0161\u00edho vyu\u017eit\u00ed spole\u010dn\u00fdch prostor p\u0159i stavebn\u00edch \u00faprav\u00e1ch bytu pro do\u010dasn\u00e9 ulo\u017een\u00ed za\u0159\u00edzen\u00ed a<br>stavebn\u00edho materi\u00e1lu mus\u00ed vlastn\u00edk p\u0159edem projednat s v\u00fdborem SVJ.<br>\u010cl. 6<br>Vykl\u00e1d\u00e1n\u00ed v\u011bc\u00ed<br>1) Vlastn\u00edci jednotek\/n\u00e1jemci bytu nesm\u011bj\u00ed bez p\u00edsemn\u00e9ho souhlasu v\u00fdboru um\u00eds\u0165ovat na vn\u011bj\u0161\u00ed konstrukce<br>(nap\u0159. do oken, na fas\u00e1du, st\u0159echu a ant\u00e9nn\u00ed sto\u017e\u00e1r) jak\u00e1koliv za\u0159\u00edzen\u00ed a p\u0159edm\u011bty.<br>2) Kv\u011btiny v oknech musej\u00ed b\u00fdt zabezpe\u010deny proti p\u00e1du. P\u0159i zal\u00e9v\u00e1n\u00ed je t\u0159eba db\u00e1t, aby voda nest\u00e9kala a<br>nesm\u00e1\u010dela zdi.<br>3) Pro stavbu a instalaci venkovn\u00edch televizn\u00edch ant\u00e9n a jejich svod\u016f je t\u0159eba p\u0159edchoz\u00edho p\u00edsemn\u00e9ho souhlasu<br>v\u00fdboru SVJ. Stavebn\u00ed \u00fa\u0159ad m\u016f\u017ee na\u0159\u00eddit p\u0159elo\u017een\u00ed nebo \u00fapravu ant\u00e9n, kter\u00e9 ohro\u017euj\u00ed stavebn\u00ed stav nemovitosti<br>nebo bezpe\u010dnost okol\u00ed anebo ru\u0161\u00ed jeho vzhled.<br>4) Okenn\u00ed su\u0161\u00e1ky pr\u00e1dla lze po p\u0159edchoz\u00edm p\u00edsemn\u00e9m souhlasu v\u00fdboru SVJ um\u00eds\u0165ovat v\u00fdhradn\u011b v oknech,<br>vedouc\u00edch do dvora.<br>5) Na schodi\u0161ti a p\u0159ed vchodem do bytu lze um\u00eds\u0165ovat pouze roho\u017eky a botn\u00edky.<br>9) Na chodb\u00e1ch, schodi\u0161t\u00edch a v ostatn\u00edch spole\u010dn\u00fdch prostor\u00e1ch nesm\u011bj\u00ed b\u00fdt odkl\u00e1d\u00e1ny odpadky, odpadkov\u00e9<br>krabice nebo pytle, domovn\u00ed odpad, koberce, n\u00e1bytek apod. (vy\u0161krtnuty boty)<br>Cl. 7<br>Z\u00e1sady pro parkov\u00e1n\u00ed na dvo\u0159e<br>1) Parkovat na dvo\u0159e mohou na vlastn\u00ed nebezpe\u010d\u00ed pouze vlastn\u00edci byt\u016f SVJ Ra\u0161\u00edn, rodinn\u00ed p\u0159\u00edslu\u0161n\u00edci (bydl\u00edc\u00ed<br>trvale v byt\u011b vlastn\u00edka) a jejich n\u00e1v\u0161t\u011bvy jedn\u00edm autem.<br>2) Vlastn\u00edci a u\u017eivatel\u00e9 gar\u00e1\u017e\u00ed parkuj\u00ed p\u0159ed vlastn\u00ed gar\u00e1\u017e\u00ed.<br>3) Firemn\u00edm aut\u016fm je povoleno na dvo\u0159e parkovat jen v dob\u011b prov\u00e1d\u011bn\u00ed \u00fadr\u017eb\u00e1\u0159sk\u00fdch prac\u00ed a dopravy<br>materi\u00e1lu. Vlastn\u00edci na vyhrazen\u00e9 plo\u0161e nesm\u011bj\u00ed parkovat \u017e\u00e1dn\u00e1 u\u017eitkov\u00e1 vozidla (n\u00e1kladn\u00ed,<br>dod\u00e1vkov\u00e1, v\u00edceosobn\u00ed, p\u0159\u00edv\u011bsy).<br>4) Nen\u00ed povoleno parkov\u00e1n\u00ed v prostoru, vymezen\u00e9m ty\u010demi na pr\u00e1deln\u00ed \u0161\u0148\u016fry, souvisl\u00fdm tr\u00e1vn\u00edkem a na<br>p\u0159\u00edjezdov\u00e9 cest\u011b do dvora.<br>5) N\u00e1jemn\u00edci byt\u016f nejsou v\u016f\u010di SVJ v \u017e\u00e1dn\u00e9m pr\u00e1vn\u00edm vztahu. Na dvo\u0159e mohou parkovat jen<br>v p\u0159\u00edpad\u011b kladn\u00e9ho projedn\u00e1n\u00ed podm\u00ednek parkov\u00e1n\u00ed p\u0159\u00edslu\u0161n\u00fdm vlastn\u00edkem s v\u00fdborem SVJ. N\u00e1jemn\u00ed smlouvy<br>na u\u017e\u00edv\u00e1n\u00ed bytu se nemohou vztahovat na u\u017e\u00edv\u00e1n\u00ed dvora k parkov\u00e1n\u00ed.<br>6) P\u0159i parkov\u00e1n\u00ed je nutno dodr\u017eovat ohleduplnost a nebr\u00e1nit vjezdu do gar\u00e1\u017e\u00ed vlastn\u00edk\u016f.<br>7) Vzhledem k omezen\u00e9mu prostoru pro parkov\u00e1n\u00ed nelze \u017e\u00e1dn\u00e9mu vlastn\u00edku d\u00e1t souhlas k dlouhodob\u00e9mu<br>u\u017e\u00edv\u00e1n\u00ed parkovac\u00edho m\u00edsta, za parkov\u00e1n\u00ed se neplat\u00ed p\u0159\u00edsp\u011bvek.<br>\u010cl. 8<br>Zaji\u0161t\u011bn\u00ed po\u0159\u00e1dku a \u010distoty v dom\u011b<br>1) Vlastn\u00edk jednotky\/n\u00e1jemce a osoby s n\u00edm spole\u010dn\u011b bydl\u00edc\u00ed jsou povinny udr\u017eovat v dom\u011b po\u0159\u00e1dek, \u010distotu a<br>prov\u00e1d\u011bt \u00faklid spole\u010dn\u00fdch prostor a chodn\u00edku podle t\u00fddenn\u00edch rozpis\u016f pro jednotliv\u00e9 domy.<br>2) P\u0159i prov\u00e1d\u011bn\u00ed stavebn\u00edch prac\u00ed v byt\u011b je vlastn\u00edk povinen denn\u011b uklidit spole\u010dn\u00e9 prostory domu.<br>\u010cl. 9<br>Otev\u00edr\u00e1n\u00ed a zav\u00edr\u00e1n\u00ed domu<br>1) Vstupn\u00ed dve\u0159e, a v\u0161echny \u00fanikov\u00e9 cesty, musej\u00ed podle \u010cSN o po\u017e\u00e1rn\u00ed bezpe\u010dnost staveb umo\u017e\u0148ovat<br>snadn\u00fd a rychl\u00fd pr\u016fchod a sv\u00fdm zaji\u0161t\u011bn\u00edm nesm\u011bj\u00ed br\u00e1nit evakuaci unikaj\u00edc\u00edch osob ani z\u00e1sahu po\u017e\u00e1rn\u00edch<br>jednotek.<br>2) Nen\u00ed dovoleno, aby kdokoliv blokoval vchodov\u00e9 dve\u0159e a nech\u00e1val je otev\u0159en\u00e9 d\u00e9le ne\u017e je nezbytn\u011b nutn\u00e9.<br>3) Kl\u00ed\u010de od uzamykateln\u00fdch spole\u010dn\u00fdch prostor v dom\u011b a od m\u00edstnost\u00ed, kde jsou uz\u00e1v\u011bry vodovod\u016f, plynu a<br>elekt\u0159iny, od su\u0161\u00e1ren pr\u00e1dla, kol\u00e1rny, strojovny v\u00fdtahu apod., jsou ulo\u017eeny v kancel\u00e1\u0159i v\u00fdboru SVJ.<br>\u010cl. 9<br>Po\u017e\u00e1rn\u00ed bezpe\u010dnost<br>1) U\u017eivatel\u00e9 domu jsou povinni po\u010d\u00ednat si tak, aby nezavdali p\u0159\u00ed\u010dinu ke vzniku po\u017e\u00e1ru, neohrozili \u017eivot a zdrav\u00ed<br>osob \u010di zv\u00ed\u0159at a chr\u00e1nili majetek.<br>2) Z d\u016fvodu po\u017e\u00e1rn\u00ed a obecn\u00e9 bezpe\u010dnosti je zak\u00e1z\u00e1no um\u00eds\u0165ovat na chodby, schodi\u0161t\u011b, do sklepa a ostatn\u00edch<br>chr\u00e1n\u011bn\u00fdch \u00fanikov\u00fdch cest jak\u00e9koliv p\u0159edm\u011bty, krom\u011b roho\u017eek botn\u00edk\u016f a men\u0161\u00edch okrasn\u00fdch kv\u011btin.<br>3) Ve spole\u010dn\u00fdch prostor\u00e1ch domu je zak\u00e1z\u00e1no kou\u0159it nebo pou\u017e\u00edvat otev\u0159en\u00fd ohe\u0148, usklad\u0148ovat ho\u0159lav\u00e9<br>p\u0159edm\u011bty. Tot\u00e9\u017e plat\u00ed pro sklepn\u00ed bu\u0148ky, p\u0159\u00edslu\u0161ej\u00edc\u00ed k jednotliv\u00fdm byt\u016fm.<br>4) P\u0159i po\u017e\u00e1ru se vyhl\u00e1s\u00ed poplach pok\u0159ikem &#8222;Ho\u0159\u00ed&#8220;, volaj\u00ed se hasi\u010di telef. \u010d\u00edslo 150 a pou\u017eije se hasebn\u00ed technika.<br>\u010cl. 10<br>Klid v dom\u011b<br>1) Vlastn\u00edci jednotek\/n\u00e1jemci jsou povinni u\u017e\u00edvat byt v souladu s dobr\u00fdmi mravy tak, aby neobt\u011b\u017eovali ostatn\u00ed<br>vlastn\u00edky jednotek\/n\u00e1jemce nadm\u011brn\u00fdm hlukem.<br>2) V dob\u011b od 22.00 do 6.00 hodin jsou vlastn\u00edci jednotek\/n\u00e1jemci povinni dodr\u017eovat no\u010dn\u00ed klid.<br>3) Hlu\u010dn\u00e9 stavebn\u00ed pr\u00e1ce v bytech se prov\u00e1d\u011bj\u00ed v pond\u011bl\u00ed a\u017e v sobotu v dob\u011b od 8.00 do 20.00 hodin.
